Tenant Rights
There are many rights that you, as a tenant, can enjoy. There are laws protecting the tenant rights, and they cannot be infringed upon. Your tenancy might be a rolling one (on weekly or monthly basis), or can be fixed term one. Here are some tenant rights that work for you:

Undisturbed living
You have the right to live undisturbed. Your landlord or other people cannot freely enter your house, and you have full control over it. If a landlord enters your premises without your consent, he/she can be charged for harassment.
Good repair
According to the law, the structure and exterior of the property should be well maintained by the landlord. The structure includes guttering, roof, doors, windows and walls. This does not include the internal decorations.
In addition to this, landlord must supply electricity, gas, water, sanitation, and heating, and keep these facilities in good shape. For any gas property on the premises, there must be a suitable safety certificate. If you are provided with any furniture, it must be fire resistant. However, you are responsible of taking care of the property. There are some basic chores that you have to do, like fixing a fuse, or unblocking a sink, and dependent on the rent agreement you might get more responsibilities.
Right to information
You have tenant rights to ask for a statement regarding terms of the tenancy. This information can be tenancy start date, amount of rent, rent updating frequency, length of term in case of fixed term tenancy.
Eviction protection
You cannot be evicted in a fixed term tenancy unless there are some strong reasons. Some of such reasons are:
• You have rent debt
• You are regularly late with the rent
• You broke the tenancy terms
• You don’t take care of the property, and the property condition has deteriorated
• You cause an annoyance or nuisance
These are only some of the basic tenant rights when you rent property. There are many more, and you would have to contact your local authorities to know what rights and responsibilities apply to you.
